Collect the tenant information through an application. You need to have an application form to collect relevant information about your potential applicant. Highlight some aspects of their current addresses, their full name, current job and any other relevant information about them. Have a personal surveillance on them. Owing to the information you have gathered about them, there are a couple of aspects to determine on your applicants. Some of these details are quite hard to access leaving you with no choice but to depend on a screening firm. Reach out to the tenant employer. It is important to verify whether your prospective tenants have given the right information about their job by contacting their respective employers. Inquire about their wages, whether they are full time or part time workers and their working contract duration. The information is suitable to determine whether one is in the capacity to pay their rent without much hustle.

Contact their previous landlords. You need to acknowledge a few facts about your applicant conduct by reaching out to their previous landlords. Confirm whether they have a reputation for paying their rent on time if they are compliant with the leasing agreement and whether there are any complaints from their former neighbors. Additionally, ask them to give you a general recommendation about them and the reason behind their terms of an agreement with the applicants.

Interview your candidates to acknowledge them further. There are some finer details that you cannot gather about someone without interviewing them. Therefore, it is recommendable if you hear what they have to say about themselves as well. This includes their behaviors like smoking, the number of occupants they intend to bring along and their reason behind their relocation. This helps in understanding your client much better.

Survey their conduct over a given period. It is quite hard to believe an applicant behavior without having them reside on your property. This gives you a chance to determine whether the information you have gathered about them is true or false. Give yourself a maximum of three months to survey their capacity to comply with your expectations. You can use their neighbors in surveying them.

Sign a leasing agreement with them. Every landlord is expected to have a rental agreement which safeguards their interest. This decision should be reached when one is satisfied with the conduct of his or her new occupant. The agreement is expected to include regulations that the resident should submit to and instances that can lead to termination of the contract.
